What is the disadvantage of staying in a Share House?

You share kitchen and bathroom with the others who live there so sometimes it can be busy and it might not always be as neat as you would like it. If this is important to you, staying in a studio apartment in Japan could be a good option for you.

 

What is included?

You have your own bedroom of about 7-10 square meters. It is also possible to get a shared bedroom at lower cost per person in some Share Houses. You share bathroom, kitchen and common areas with the other residents.

The Share Houses often consist of several floors and accommodates 6-30 guests, usually mixed gender. A ratio of half Japanese and half foreign residents are promised to ensure the cultural diversity and exchange.

The exact furnishings vary between different Share Houses but usually the rooms are equipped with AC, desk, chair, bed, shelves, lighting and sometimes a refrigerator. Internet is included either as Wi-Fi or through a LAN outlet. In the common areas, there are cooking facilities such as a microwave, toaster, electric kettle, hob/hotplates, fridge, dining table, chairs, sofa, and TV. There are also bathrooms and a laundry machine. Please note that the equipment can differ between different Share Houses. When you receive proposals of rooms and Share Houses, you will see what is included in that specific house and room.

A cleaning company cleans the house once a week or twice a week, depending on the size of the house. The rest of the time, we ask the housemates to maintain the cleanliness of the house on their own.

 

Prices and discounts

The price varies between different rooms and Share Houses. A private room costs between 70000 Yen (about 470 USD) and 95000 Yen (about 635 USD) per month including utility fees (water, gas, electricity, and Internet). Shared rooms for 2-4 people cost between 55000 Yen (about 370 USD) to 70000 Yen (about 470 USD) per month and person. The rent is paid monthly, you can cancel your room with 30 days notice.

Before you move in the Share House company usually charges initial fees consisting of a deposit of 20000 Yen (about 135 USD) and Key money 30000 Yen (about 200 USD). The deposit is partially refundable but a restoration fee of 5000 yen (if you stay less than 60 days) or 10000 yen (if you stay more than 60 days) will be deducted from this deposit.

However, students who mentions the discount code DreamStudies get a 20000 Yen (about 135 USD) discount and only pay 10000 Yen (about 65 USD) key money and the deposit before moving in!

If students need to rent a bedding set, there is an additional one-time rental fee 9000 Yen (about 60 USD). Bedding set includes sheet, mattress pad, futon, futon cover, pillow, pillow cover, and blanket.

Price example: if you stay for three months in a Share House room that cost 70 000 Yen per month and use the discount code DreamStudies your total price will be 3 * 70 000 + 20 000 deposit= 230 000 Yen. When you move out you will be refunded 10 000 Yen from the deposit (since you stayed longer than 60 days) so your total cost for three months will be 220 000 Yen. However, you don't have to pay it all at once. The rent is paid on a monthly basis and you can move out with 30 days notice.

 

Where are the Share Houses located?

Our partner offer altogether 69 Share Houses in almost all metropolitan centers in Tokyo, Osaka, Kyoto, and Kobe, where many of the language schools and universities are located. In Tokyo this includes Share Houses in areas such as Shinjuku, Shin-Okubo, Harajuku, Roppongi, Waseda and Nihonbashi (close to Akihabara). Share Houses that are located further out usually cost less and are easy to access by public transportation
